Solid vs hollow, quality, and quantity
Blocks are the one major material you can either buy ready-made or mould on site, and the choice affects both cost and quality. The two common types are solid 6-inch blocks for load-bearing external walls and hollow 5-inch blocks for partitions and infill; hollow blocks are lighter and cheaper but not for structural walls. Quality varies more than price suggests, and it is worth checking: a good block is fully cured (left to harden for weeks, not days), rings solid rather than dull when tapped, has clean square edges, and does not crumble at the corners. Under-cured blocks are the commonest false economy in a Ghanaian build — cheap at the yard, expensive when a wall cracks. A standard three-bedroom needs roughly 3,000 to 4,000 blocks depending on wall thickness and layout. If you are moulding on site you trade the block price for cement, sand and labour, which can work out cheaper at volume but only if the curing is done properly. Delivery is by the truckload; factor the haulage.
Estimate a full materials bill
Every material feeds a house-build estimate. Materials only — and the totals move with the cedi (see the rate).
| Material | Quantity | Cost |
|---|---|---|
| Cement (50kg bags) | 495 | ₵50,490 |
| Iron rod (tons, mild) | 4 | ₵40,000 |
| Blocks (6-inch) | 3,600 | ₵32,400 |
| Sand (tipper trips) | 4 | ₵6,400 |
| Chippings (tipper trips) | 3 | ₵7,800 |
| Roofing sheets | 50 | ₵10,000 |
| Materials total (~150 sqm) | ₵147,090 |
Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.
The cement and iron lines move with the cedi — a 5% move in the rate shifts the cement cost by roughly the same. See today's cedi rate before you lock a delivery schedule.
