POP vs plasterboard vs PVC, and framing

Ceilings in Ghana are finished three main ways, and the right one depends on the room and the budget. POP — plaster of Paris — is the popular choice for a smooth, seamless, mouldable ceiling with decorative cornices and coves; it is sold in 40kg bags around ₵80–95 and worked wet on site over a frame, so most of its cost is the installer's skill and time, not the powder. Gypsum plasterboard (drywall) comes in 1200×2400mm sheets — 9.5mm for ceilings, 12.5mm for partitions and better sag resistance — screwed to a metal or timber grid; it is fast, flat and easy to get above for services, and a common modern default. PVC ceiling panels — tongue-and-groove laminated strips — are the value and wet-area option: waterproof, wipeable and quick to fit, ideal for bathrooms, kitchens and porches, though they read as less premium than a painted POP or plasterboard ceiling. A practical split many builders use is POP or plasterboard in the living and bedrooms for looks, and PVC in the wet rooms for durability. Whatever the surface, budget for the framing — the noggins, channels or brandering the ceiling hangs from — plus screws, jointing compound and paint, which together often exceed the board cost. Moisture is the enemy of POP and paper-faced plasterboard, so fix roof leaks first: a stained, sagging ceiling is almost always a roof problem, not a ceiling one.
