Emulsion, gloss, coverage and how much you need

Paint is sold mostly by the bucket — around 18–20 litres, what dealers loosely call a 4-gallon — with gloss and oil paints in smaller 1-gallon (4.5-litre) tins. Three types cover most of a house: interior emulsion (matt, water-based) for internal walls and ceilings; exterior emulsion or weathershield for external walls, which costs more because it resists rain, sun and mould; and gloss or satin oil paint for wood, metal, doors and burglar-proofing. Coverage is what turns litres into cost: a bucket does roughly 60–80 m² per coat on a primed wall, and you'll usually want two coats over a primer, so a mid-sized room's walls and ceiling take the better part of a bucket. Brand tiers run from budget PVA emulsions up through mid brands like Coral and Azar to premium Dulux Weathershield, and the premium is real on exterior walls, where cheap paint chalks and fades within a season — inside, a mid or budget emulsion is fine. Don't skip primer on new plaster or filler: bare cement is alkaline and drinks paint, so priming saves you a whole topcoat and gives an even finish. Colour is bought two ways — ready-mixed tins or a white base tinted at the shop — and shop-tinting lets you match a scheme but is hard to reproduce exactly later, so buy a job's worth at once. Add rollers, brushes, filler and a painter's labour to the materials. Prices vary by brand and sheen; these are typical bucket figures.

Estimate a full materials bill

Every material feeds a house-build estimate. Materials only — and the totals move with the cedi (see the rate).

Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.

The cement and iron lines move with the cedi — a 5% move in the rate shifts the cement cost by roughly the same. See today's cedi rate before you lock a delivery schedule.
