Gauge, type, and how many sheets
Roofing sheet price turns on two things: gauge and type. Gauge is thickness, and confusingly a higher gauge number means a thinner sheet — gauge 30 is a common residential thickness, gauge 28 heavier and dearer and more durable. Type ranges from plain aluminium-zinc (aluzinc), the value option, up through pre-painted coloured sheets to stone-coated tiles, which cost several times more but last longer and look the part. The quantity a roof needs is not the floor area but the roof area, which is larger because of pitch and overhang — a rule of thumb adds roughly 20 to 30% to the floor footprint, so a 150-square-metre bungalow might need around 50 to 60 standard sheets plus ridges, flashing and fixings. Beyond the sheets themselves, budget for the timber or metal trusses, purlins, fasteners and labour, which together often exceed the sheet cost. Cheaper thin-gauge aluzinc is a false economy on an exposed or coastal roof, where the salt air rewards the heavier gauge.
