Pit vs sea sand, and how much you need
Sand is sold not by the bag but by the tipper trip — roughly seven tonnes — and the delivered price turns almost entirely on how far the truck has to drive, which is why a figure that is right in one part of Accra is wrong in another. The more important decision is the type. Pit or quarry sand, dug inland, is the standard for structural concrete and mortar. Sea sand, though cheaper and common, carries salt that corrodes reinforcement over time and should be washed thoroughly or avoided for structural work — using unwashed sea sand in concrete is a real and under-appreciated cause of premature cracking and rusting rebar. A standard three-bedroom needs several tipper loads across foundation, concrete and mortar. Order from a supplier who can tell you the source, inspect that it is reasonably clean and free of clay and organic matter, and treat the haulage distance as the variable it is when you compare quotes.
Estimate a full materials bill
Every material feeds a house-build estimate. Materials only — and the totals move with the cedi (see the rate).
| Material | Quantity | Cost |
|---|---|---|
| Cement (50kg bags) | 495 | ₵50,490 |
| Iron rod (tons, mild) | 4 | ₵40,000 |
| Blocks (6-inch) | 3,600 | ₵32,400 |
| Sand (tipper trips) | 4 | ₵6,400 |
| Chippings (tipper trips) | 3 | ₵7,800 |
| Roofing sheets | 50 | ₵10,000 |
| Materials total (~150 sqm) | ₵147,090 |
Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.
The cement and iron lines move with the cedi — a 5% move in the rate shifts the cement cost by roughly the same. See today's cedi rate before you lock a delivery schedule.
