Ceramic vs porcelain, boxes and wastage

Tiles are sold by the box, and the first thing to get right is coverage, not the sticker price: a box of 40×40 holds twelve pieces and covers about 1.92 m², while a box of 60×60 holds four and covers 1.44 m², so the honest comparison is per square metre — roughly ₵90–95/m² for 40×40 ceramic against ₵110–180/m² for 60×60 porcelain. The ceramic-versus-porcelain choice is the real decision. Porcelain is denser, harder and less porous, which makes it the better pick for floors, wet areas and heavy traffic; ceramic is cheaper and perfectly good for walls and light-use floors. For a floor, buy porcelain or at least a floor-graded ceramic — wall tiles laid on a floor crack and wear. Always order about 10% more than the bare area to cover cuts around edges, breakages and a reserve for future repairs, because dye lots differ and matching a tile two years later is often impossible. Grade matters too: grade 1 is the first-quality run, and cheaper grade 2 or 3 boxes carry more size and colour variation that shows up in the joints. Beyond the tiles, budget for adhesive — proper tile cement, far better than sand-cement for porcelain — grout, and a tiler's labour, which together add meaningfully to the finished per-m² cost. Made-in-Ghana polished tiles now compete with imports on price and are worth a look. Whatever you choose, dry-lay a run first and check the tiles are flat and square before the adhesive goes down.

Estimate a full materials bill

Every material feeds a house-build estimate. Materials only — and the totals move with the cedi (see the rate).

Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.

The cement and iron lines move with the cedi — a 5% move in the rate shifts the cement cost by roughly the same. See today's cedi rate before you lock a delivery schedule.
