Wawa, odum, formwork and quality

Structural building timber in Ghana is dominated by wawa, a light, workable, affordable softwood used for roof framing — the trusses, purlins and rafters the roofing sheets fix to — and for formwork, the temporary shuttering that holds wet concrete for columns, beams and slabs until it sets. It is sold by the piece in standard sections: a 2×4 at 16 feet runs about ₵30–40, a lighter 2×3 around ₵20–25, with 2×6 and boards for heavier framing and shuttering. Hardwoods like odum are stronger and far more durable but several times the price, reserved for doors, joinery and exposed work rather than a hidden roof frame; sellers list odum but rarely publish a per-piece price, so we don't quote one rather than guess. The quality issue with timber is moisture and straightness: buy seasoned (dried) wood, sight down each piece for bow and twist, and reject anything wet, split or riddled with insect holes, because green timber shrinks and warps as it dries and can pull a roof or a formwork face out of true. Treatment against termites and borers is worth it on anything structural in the roof or the ground. For quantities, a roof's timber scales with its area and pitch, and formwork timber is partly reusable across pours if you strip it carefully. Nails, binding wire and roofing bolts round out the fixings — small items a site always seems to run short of.

Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.
