By brand
How much cement you need, and how to buy it
Cement is bought by the 50kg bag, and a build swallows more of it than first-timers expect: a standard three-bedroom shell runs on the order of 450 to 550 bags from foundation to finish, so at today's prices the cement line alone is ₵45,000–65,000. That volume is exactly why the cheapest defensible brand matters — a ₵15 gap per bag across brands is ₵7,000–8,000 on a single house. The market has widened: alongside the five established majors, a wave of newer plants — Supacem's LC3 line at Tema Free Zone, the Diamond group's integrated Buipe plant behind the Savanna brand, and value entrants like Empire, Bright and Sol — now competes on price, several undercutting the majors. Buy in bulk from an authorised distributor rather than bag-by-bag at a corner shop, and treat delivery as a real cost, not a rounding error. One caution specific to cement: it has a shelf life. Bags that have sat in a damp store harden and lose strength, so buy close to when you will pour, keep it off the floor and covered, and use it within a few weeks. On grade, match the number to the job — 42.5R for load-bearing columns, beams and suspended slabs; a 42.5N or 32.5 for blockwork and plaster, where the higher grade is wasted money — and remember the standard is the standard, so a cheaper brand's 42.5R is structurally equivalent to a dearer one's. And because the price moves monthly with the cedi, price it near your pour date, not months ahead.

A 50kg bag roughly doubled as the cedi slid from around ₵7.60 to ₵11.50 per dollar since 2022. The jumps line up with currency moves — May 2026's 4.6% depreciation brought fresh cement notices. History is sparse and marked indicative; the trajectory is the point, not the exact monthly value.
Estimate a full materials bill
Every material feeds a house-build estimate. Materials only — and the totals move with the cedi (see the rate).
| Material | Quantity | Cost |
|---|---|---|
| Cement (50kg bags) | 495 | ₵50,490 |
| Iron rod (tons, mild) | 4 | ₵40,000 |
| Blocks (6-inch) | 3,600 | ₵32,400 |
| Sand (tipper trips) | 4 | ₵6,400 |
| Chippings (tipper trips) | 3 | ₵7,800 |
| Roofing sheets | 50 | ₵10,000 |
| Materials total (~150 sqm) | ₵147,090 |
Materials only — this is not a full build cost. It excludes land, labour, finishes, fittings, plumbing, electricals, doors, windows and professional fees, which together often match or exceed the shell. Quantities use Ghana rule-of-thumb ratios and are an estimate.
The cement and iron lines move with the cedi — a 5% move in the rate shifts the cement cost by roughly the same. See today's cedi rate before you lock a delivery schedule.
Common questions
- Among the established majors, Dzata (Ghanaian-owned, Tema) is usually cheapest at around ₵102, with CIMAF and Diamond close behind and Ghacem the dearest at about ₵120. Newer value-tier brands — Bright, Sol and Empire — go lower, from roughly ₵72–92, with the caveat of a shorter track record. For a given grade the strength is the same across brands.
